BMS Engineer — Testing & Commissioning

We are seeking BMS Engineers – Testing & Commissioning to join a major project in Makkah, Kingdom of Saudi Arabia.

The successful candidates will be responsible for testing, commissioning, troubleshooting, system integration, point-to-point verification, and handover activities for Building Management Systems (BMS) on a large-scale project.

The initial contract duration is 4 months, with the possibility of extension until project completion, subject to project requirements and performance.

Candidates with hands-on experience working with major BMS platforms such as Schneider EcoStruxure, Honeywell Niagara/ComfortPoint, Siemens Desigo, or AVEVA are highly preferred.

Experience with BACnet and Modbus, controller-level troubleshooting, I/O verification, system integration, and preparation of commissioning and handover documentation is essential.

Prior GCC project experience is preferred.

BSc or Diploma in Electrical Engineering, Electronics Engineering, Mechatronics Engineering, or a related discipline.
Minimum 3 years of hands-on experience in BMS Testing & Commissioning on large-scale projects.
Proven experience with one or more of the following BMS platforms:
Schneider EcoStruxure
Honeywell Niagara / ComfortPoint
Siemens Desigo
AVEVA
Working knowledge of BACnet and Modbus communication protocols.
Hands-on experience in:
Point-to-point testing.
I/O verification.
Controller testing.
BMS system integration.
Functional testing and commissioning.
Troubleshooting and fault diagnosis.
Handover and commissioning documentation.
Ability to troubleshoot BMS issues at both controller and communication/protocol level.
Ability to read and understand electrical/control drawings and BMS architecture.
Experience with field devices, controllers, sensors, actuators, and communication networks is preferred.
Prior GCC project experience is preferred.
Candidates who have previously worked with established BMS integrators or major building automation companies are highly preferred.
Strong practical and troubleshooting skills.
Ability to work effectively on-site and coordinate with MEP, electrical, controls, and commissioning teams.
Good communication and reporting skills.
Ability to work under project deadlines and commissioning schedules.

Experience with GCC projects will be considered a strong advantage.

Perform BMS testing and commissioning activities according to approved procedures and project requirements.
Conduct point-to-point testing for field devices and BMS points.
Verify I/O signals and controller functionality.
Test communication between BMS controllers, field devices, and supervisory systems.
Verify BACnet and Modbus communication and troubleshoot communication failures.
Perform functional testing of HVAC and other systems integrated with the BMS.
Identify and rectify wiring, addressing, configuration, programming, and communication issues.
Troubleshoot controllers, networks, communication protocols, and field devices.
Coordinate with electrical, HVAC, MEP, controls, and commissioning teams.
Record test results, prepare commissioning reports, and maintain testing documentation.
Support integrated system testing and final system handover.
Assist in resolving punch-list items and outstanding commissioning issues.
Ensure BMS systems meet project specifications and approved drawings.
Support client demonstrations, inspections, and final acceptance activities.
